Project scope: Repair of residential properties throughout Karratha.

Key management points: Complete management of QA/QC of services required to perform the project scope including planning, HSE, supervision and trades below.

Electrical:

  • Allowance for electrician to attend site to disconnect power to residence to facilitate roof repairs, and reconnect on completion of works ensuring electrical is compliant and to supply the appropriate documentation where necessary.

  • Attend site to disconnect and reconnect the 8 roof-mounted solar panels to facilitate the roof sheet replacement. Solar panels and equipment to be stored off the site.

  • Allow to re-wire the non-compliant wiring to the properties roof cavity. Remove all existing non-compliant cabling from roof space, Rewire all circuits, Supply and install RCD protection where required including testing and commissioning on completion.

  • Remove and replace water damaged down light in the toilet ceiling.

Roofing:

  • Remove entire area of and replace with colourbond equivalent in accordance with the BCA and AS 1684 – 2006, Residential timber-framed construction, Part 3: Cyclonic areas, approx 185m2.

  • Supply and install anti-con60 R1.3 (LD) to the entire roof area, approx 228 m2.

  • Allowance for safety roof rail around the perimeter of the main roof area for the duration of the works, approx 50Lm.

  • Remove entire area of existing corrugated roof linings and replace with colourbond .42mm in accordance with the BCA and AS design compliance for Cyclonic areas, approx. 241m2 inclusive of wastage.

  • Supply and install anti-con60 R1.3 (LD) to the entire roof area, approx 241m2.

  • Allow to remove and replace 2 x flue and flashing units to match existing, allow to replace 1 x stink pipe dec-tite allow to seal as required.

Insulation:

  • Remove and replace damaged insulation with new earthwool R-3.5 rated insulation roof batts, approx 185m2.

Carpentry:

  • Following the invasive roof cavity survey at the time of the existing roof sheet removal to ensure the existing roof complies with region D engineering requirements and National BCA standards it was confirmed the existing roof structure was non-compliant. As determined by the structural engineer allow to carry out structural remedial works opposed to having the existing roof structure replaced. As per the revised engineering report allow installing 30mm x 1mm steel hoop iron over all ridge and rafters no less than 1.8 centres and connected to the existing hangers and then further mechanically fixed to the below wall frames. Additional structural timber collar ties and cross ties to be installed along with all required triple grips and fixings as per the revised details ensuring the existing roof structure is brought up to current cyclonic building design and standards.

  • Remove and replace failed fixings to eaves sheets to LHS of front entry door area.

  • Remove and replace damaged skirting and architrave to closest match (External door).

  • Remove and replace the damaged section of wall framing to match existing including fixing of the patio door set into the original position, approx 4LM.

  • Remove and replace damaged 70mm MDF half splayed skirting boards to match existing.

  • Remove and replace the damaged section of wall framing to match existing including fixing of the patio door set into the original position.

  • Remove and replace damaged 70mm MDF half splayed skirting boards to match existing.

  • Remove and replace the damaged gate closing post to match existing, approx 1800mm x 50mm x 50mm.

  • Remove and replace damaged skirting boards approx 7.5 lm.

  • Remove and replace the door frame to match existing including all associated architrave, approx 900mm x 2100mm.

  • Remove and replace the damaged 70mm skirting to match existing, approx 5LM.

  • Remove and dispose of debris and trade waste.

  • Remove and replace external solid core door to match existing including reusing existing latch/lock and hinges, approx - 820mm x 2100mm.

  • Remove and replace flush panel front entry door and reuse exising hardware. Door to match existing as close as possible approx - approx 870mm x 2040mm x 40mm thick. All measurements to be verified on site prior to commencement of repairs.

  • Remove and replace fixing to AC strut support.

Bricklaying:

  • Dismantle damaged stone fence post to the far right of the fence line and reinstate. Salvaging and reusing the existing limestone blocks, re-securing onto the existing tie down rods.

Flooring:

  • Undertake flooring repair to re-bind small area of lifting vinyl to floor slab.

  • Remove and reinstate including floor prep 4mm residential grade vinyl plank flooring, allow to re adhere, roll and leave level and flat, allow to maintain existing quarter.

Rubbish removal and cleaning:

  • Remove claim related building rubbish from site.

  • Clean house on completion of repairs to the affected rooms only.

  • Clean kitchen, dining, living, bedroom 3 of house on completion of repairs.

HVAC:

  • Remove and replace A/C unit to match existing inc all additional repairs works as per quoted job. Supply & install 1 x multi-head system install head unit x 3 fit ducting covers if required fit pair-coil & interconnect to evaporator and run through pipe covers install A/C brackets and fit condenser if required pipe up and connect interconnect to condenser vacuum system to 500 microns commission A/C.

Fencing:

  • Remove & replace damaged fence panels to closest match. Approx 18lm, replacing with colourbond sections to match the green colour of the existing fence up to a maximum height of 1.2m (H).

  • Remove & replace damaged solely owned fence panels to closest match. Approx 40lm, replacing the panels with the matching green to the rest of the fences, includes realigning the existing metal framework.

  • Remove & replace damaged gate cladding to closest match. Approx 2.3L/m and realign the adjacent fence frame work and replace the cladding approx 3L/m.

  • Remove, store on site and reinstate the existing privacy shade cloth attached to the boundary fence approx 30L/m.

  • Remove & replace pool gate including latch and approx 1.4L/m of fencing including 2 x posts.

  • Remove and replace chain mesh fencing with colorbond at 1800 mm high along front elevation boundary. Fence colour to be confirmed by owner prior to order.

  • Remove & replace chain wire double gates with colorbond. Colour to match existing as close as possible. Gates measure 3500 mm wide overall including all hardware and latches. 1 Double gate.

  • Remove & replace chain wire single gate with colorbond. Colour to match existing as close as possible. Gate measures 900 mm wide overall including all hardware and latches. 1 Single gate.

  • Remove & replace timber Pickett fence along internal boundary beneath rear pergola. 2 L/m 1.3m high. Gate excluded as undamaged.

Guttering:

  • Remove and replace approx 14L/m of Quad metal guttering to the left rear section of the property, with the closest match as existing.

  • Remove and replace the guttering that runs the entire length of the patio area, approx 12L/m.

Glaziers:

  • Remove and replace fly screen approx 450mm x 1470mm (h).

Plastering:

  • Remove and replace damaged section of gyprock wall to match existing above the patio door set and set ready for painting, approx 4m2. Cover & protect all work areas with plastic sheeting, remove and dispose of debris and trade waste and leave area clean and tidy upon completion of works.

  • Remove and replace 90mm cove cornice to the top section of the new wall to match existing and set ready for painting, approx 4LM. Cover & protect all work areas with plastic sheeting, remove and dispose of debris and trade waste and leave area clean and tidy upon completion of works.

  • Remove and replace damaged section of gyprock wall to match existing above the patio door set and set ready for painting, approx 4m2. Cover & protect all work areas with plastic sheeting, remove and dispose of debris and trade waste and leave area clean and tidy upon completion of works.

  • Remove and replace 90mm cove cornice to the top section of the new wall to match existing and set ready for painting, approx 4LM. Cover & protect all work areas with plastic sheeting, remove and dispose of debris and trade waste and leave area clean and tidy upon completion of works.

  • Additional plastering allowance for rear wall joins.

  • Remove and replace damaged joins in the ceiling approx 3 lm.

  • Remove and replace damaged section of ceiling cutting back from the cornice adjacent to the man hole to match existing and set ready for painting, approx 3m2. Cover & protect all work areas with plastic sheeting, remove and dispose of debris and trade waste and leave area clean and tidy upon completion of works.

  • Remove and dispose of debris and trade waste.

  • Remove damage plaster joint to the ceiling and reset and sand approx 2 lm.

Removalists:

  • Move furniture to another room on site and return furniture to room on completion of repairs to the affected rooms only.

Tree loppers:

  • Remove fallen tree stump including root ball from site to ensure clear access for fencing removal and replacement.

Painting:

  • Paint pickett fence in colour to match existing as close as possible. All seen faces.

  • Prepare and paint entry door to all surfaces. Paint colour to match existing as close as possible. 1 Item 2 sides.

  • Bleed seal stained area and repaint existing ceiling and cornice approx 17m2.

  • Allow to prepare and paint window sill, architraves and reveals to match existing approx 2200mm x 2300mm.

Scaffolding:

  • Allow to install perimeter roof rail for safe access to roof works above 2m approx 58Lm, inclusive of fixed access.

Plumbing:

  • Allow to remove and reinstate solar hot water unit to facilitate roof repairs, inclusive of hoisting and safe access controls, allow to test and commission on reinstatement.
